Q: Does everyone that I am going to live with need to fill out an application?
A: Yes. The only exception is if a roommate is currently living in a Cruise Property. In that case, we already have an application on file. The application is available on our web site and can be filled out and submitted online. It gives us the information we need to conduct a background and reference check and must be filled out completely and truthfully.
Q: Is there a fee to apply?
A: Yes. An administrative fee of $25.00 per applicant must be paid in order for us to review and process an application. You will be prompted for payment after submitting the online application; payment can be made by Debit or Credit Card. The fee is non-refundable and does not guarantee approval.
Q: Does everyone that is going to live in the apartment need a co-signer for the lease?
A: Yes. Given students’ limited credit histories we require a signed co-sign agreement form for each applicant under the age of 25 in order to sign a lease. The form is available online under the “prospective tenants” link and can be printed, filled out, and faxed to our office. We ask that the hard copy be mailed in at some point for our records. Applicants age 25 and over are not required to obtain a co-signer but must meet stricter income and credit score standards.
Q: After I turn in my application and signed co-sign agreement form, what happens next?
A: Once we’ve received and approved applications and co-sign forms for everyone who will be living in the apartment, we can set up a lease signing. The signing is done at our office and takes about 20-30 minutes.
Q: If I co-sign for an applicant, am I responsible for the other roommates as well?
A: Our leases are written so that all lessees are “jointly and severally” liable. This means they are individually and collectively responsible for the terms and conditions of the lease. Even though you are co-signing for just one person, you are responsible for the other roommates through joint and several liability.
Q: Can I see a sample copy of a lease I would be signing?
A: Yes. A sample lease is available on the web site under the “prospective tenants” link. The lease is identical to what you would be signing except that it does not have any names or unit addresses on it. There is also a link to our Lease Addendum rules and regulations sheet.
Q: Can two people share a bedroom?
A: Yes. It costs an extra $100 per month for each extra person in your rental unit. For example, if you have 5 people in a four-bedroom apartment, you will pay an extra $100 per month.
Q: When do leases begin and end?
A: Most leases begin August 1 and end July 29 the following year. Leases at the South Dubuque Apartments begin August 3 and end August 1 the following year.
Q: Is subleasing allowed?
A: Yes. If you choose to sublease, you are responsible for finding a new renter. The new renter must fill out a rental application and be approved by the landlord and any other roommates listed on your original lease prior to moving in. There is a $100 fee for all subleases. It is important to remember that when you sublease, your obligations under your original lease are not terminated. If the person to whom you sublease fails to pay rent, or damages the unit, you may be held liable.
Q: How much is the security deposit and when is it due?
A: The security deposit is one month's rent and it is due when you sign your lease.
Q: When is rent due? When is it considered late?
A: Rent is always due on the first day of the month, even if it falls on a holiday or weekend. If you pay your rent after 5:00 p.m. on the first, it is considered late.
Q: Can we write more than one check each month to pay our rent?
A: No. We ask that you pay your rent in one check each month. If multiple checks are received, a service charge will be applied to your account for each additional check.
Q: If I begin my lease on August 1 when is my first rent payment due?
A: Your August rent must be paid in full in order to receive keys to your unit. The rent is due on August 1 and will be considered late if not received by 5:00 p.m. on August 1.
Q: Can I get a satellite dish at my apartment?
A: No. Dish installation leaves holes and other damages to walls and railings on the buildings.
Q: Do you allow dogs or cats at your properties?
A: No. If a dog or cat is found in your unit you will have 7 days to remove the animal and pay a $500 fine. We are taking pet violations (especially dogs and cats) very seriously and a second violation could lead to eviction.
