RULES AND REGULATIONS ADDENDUM
*ALL CRUISE PROPERTIES ARE NON-SMOKING*******NO PETS*
- Security deposit is due in full at the time of lease signing. First month’s rent check must be submitted at signing but can be dated for August 1.
- All rent checks should be made payable to Cruise Properties. WE CANNOT ACCEPT CASH PAYMENTS. PLEASE PAY BY PERSONAL CHECK OR MONEY ORDER. Please put your unit number and address in the memo portion of your check. You can deliver or mail the check to our office, or leave it in your property’s drop box.
- Rent is due on the 1st of the month, payable by one (1) check only. A fee of $25.00 may be charged to tenants who pay by multiple checks.
- Electricity, gas, water/sewer accounts are all to be placed by the tenant(s) in their individual name(s) if applicable. Any installation charges, deposit or other utility requirements are the sole responsibility of the tenant(s). Proof of utility service, if applicable, is required before keys will be issued. Any utilities billed to the Landlord for a period of time when the tenant is in possession of the rental unit, and the tenant is responsible for those utilities, will be billed to the tenant with an additional $10.00 processing fee. This includes all days of the lease term, even if you move in late or out early.
- Apartment keys (1 per tenant) and mailbox keys (1 per apartment) will be issued upon completion of requirements. If any tenant loses a key, they will need to contact Cruise Properties for replacement of the key at the tenant’s expense (approx. $10.00) No additional locks or changing of locks by the tenants shall be allowed.
- Tenants must fill out a check-in sheet and turn in to the office to receive a mail key.
- No smoking allowed in the apartments, halls or common areas. First offense is a $100.00 fine.
- All repairs to the apartment units must be done by authorized personnel only. Any maintenance calls for repairs which were caused by tenant negligence (i.e. plugged toilets, clogged disposals, frozen water pipes due to insufficient heat) will be billed to the tenant and such bills shall be payable immediately.
- At the time of vacating, Cruise Properties will arrange for mandatory carpet cleaning with the following automatic deductions from the tenant’s security deposit:
1 BR - $75.00
2 BR - $95.00
3 BR (non-Cliffs) - $115.00
4 BR & Cliffs - $135.00
5 BR - $150.00
**The above costs are only for ordinary amounts of dirt and debris incident to someone walking on the carpets. Any extra cleaning required for stains or spills will be deducted as charged.
- Your Deposit will be sent to the address you provide with your returned keys. Forwarding address must be submitted in writing. Checks are mailed within 30 days of the end of your lease AND receipt of a forwarding address. Only one check will be issued, made payable to ALL NAMES ON THE LEASE. If you need to make other arrangements, they must be submitted in writing, in advance, and signed by ALL parties on the lease. If you require multiple checks, a fee of $10.00 may be charged for each additional check. If no address is provided, we will hold your deposit for one year. Thereafter it will be forfeited and retained by the Landlord. If your deposit does not reach the address given when mailed, a stop payment fee of $35.00 will be deducted if a new check is requested.
EVICTION
In the event that you are unable to pay rent and fail to make arrangements to sublet your apartment to someone who can, please be advised that the eviction process will cause great damage to your credit and permanent record. A legal judgment for eviction will show up when you want to get another apartment, bank loan, a credit card, a job, etc. Think about it!
